Your home will be marketed and viewed on one of the most sucessful real estate websites in the world, Realtor.com and your home will have it's own unique web address! To assure you that your property is marketed to its fullest potential and to obtain the highest possible market value, Lisa has created this proven marketing plan from the sale of your home:
- Prepare a full color, all comparables included CMA (Current Market Analysis) to establish fair market value.
- Prepare and sign listing agreement.
- Place "For Sale" sign with weather-proof flyer box on the property.
- Place lockbox or Supra on the property.
- Photograph the home inside and out.
- Input listing into MLS with 16 digital photos (the maximum allowed).
- Choose best 6 photos descriptively and aesthetically to upload to Realtor.com, where the property will be advertised as a Showcased Property.
- Create professional grade, full color flyers to be placed inside and outside the property.
- Create a unique web address for your home: MLS#123456.lisawharder.com (example)
- Advertise property on Weissgarber Properties website.
- Submit showing information to the Centralized Showing Service (showings.com), which allows showings of the property to be scheduled directly from the web!
- Create virtual tour with high quality stills and upload to Visual Tour, which will in turn automatically link to Realtor.com and several other home seeking sites.
- Add virtual tour to Board of Realtors website.
- Create 4 discs containing high quality stills, the virtual tour, Seller's Disclosures and other documents to be placed inside the property and labelled "For Serious Buyers".
- When prospects are scheduled to view your property, they are entered into Lisa's database and will receive 11 follow-up letters over 75 days and a monthly newsletter to help remind them of the property.
- Property advertised on Express-News website.
- Yahoo.com: one of the world's largest search engines. The property will appear on their real estate channel.
- Property will appear on Microsoft Home Advisor
- Property will appear on Immobel: A European real estate marketing company that markets the property and translates its features into 10 languages. If a prospect emails Lisa for more information, Immobel will translate the email back to English for Lisa to read.
- Property will appear on Lycos, Yahoo! and Google search engines.
- The Top 500 Agents in San Antonio and Surrounding areas of new property will be notified by a full-bleed postcard picturing the property and detailing its features; this will mailed to their home or offices.
- Mail similiar "Just Listed" Postcards to neighbors and Lisa's personal sphere of influence and investors.
- Place picture ad in Homes & Land Magazine (this will occur every month until the property is sold).
- Prepare Marketing and Update Report twice a month.
- Review Marketing Activities with you via email or telephone weekly.
- Pre-qualify potential buyers.
- Present and discuss all offers with you.
- Negotiate the transaction.
- Negotiate any inspection repairs requested by buyers.
- Open home for Appraiser and Discuss appraisal with Appraiser.
- Finalize the closing.
